A "quitclaim deed" is a deed which conveys only the present interest a person or entity may have in a particular property (if any) without making any representations or warranties of title. Such a deed is useful to remove a particular cloud on title. A quitclaim deed is to be contrasted with a warranty deed, where the grantor does warrant title (ownership) to the property.
